A Quicker, Better and Easier way to Deliver New Care Home Beds

Care home providers face a dilemma. On the one hand, there is a guaranteed growth in demand for the services they provide; it has been estimated that by 2026 an additional 14,000 care home places will be needed each year.

On the other hand, tightening budgets make margins very tight. Financial sustainability is often on a knife-edge. Committing the investment needed to expand capacity when margins are small carries significant risks.

Any budget overrun on the construction of new facilities could shatter the delicate financial model. Delays to completion, or a protracted period of defect correction, will delay occupancy and further stretch lines of credit. Because of these risks, the track record of the traditional construction industry, with regard to budget and timing delivery could deter providers from expanding capacity, even when the demand is clear.

Developing with Less Risk

Innovaré’s hybrid offsite system of Structural Insulated Panels (SIPs) and precast concrete floors has been developed with the care home sector in mind. The aim is to make the process of bringing new capacity on stream quicker, better and easier, and ultimately reduce risk.

The innovative approach saves time compared to a traditional build where you need to wait for the concrete to be delivered, poured and cure. This time saving is on top of the significant reduction in on site time and operations that come from using Innovaré’s panelised system to create the building superstructure.

Because Innovaré is responsible for engineering, manufacturing and assembling the entire structure, the whole process is more streamlined and less prone to risk. Integrated teams can spend more time on innovation and creative problem solving because less effort is needed for ‘routine’ communication and data sharing. In such a challenging environment, this is clearly a better way to successfully deliver time and cost sensitive projects.

Overall, the execution of projects is easier because there are fewer players and fewer moving parts in the whole process. Build times are not only shorter, they are predictable, while the quality and energy efficiency of the finished building is assured by considerate design and in-house precision manufacturing of the components.

Innovaré developed this new hybrid approach to further accelerate and de-risk construction projects. In the current environment, this should be exactly what care home operators need to confidently invest in additional capacity.
