How Sustained Partnerships Deliver the Maximum Benefits from Offsite

Anyone familiar with team sports will know that a ‘scratch’ team of gifted individuals brought together for a single game is rarely a match for a team of people who are used to playing together.

The established team knows the strengths of each player and has learned through repeated matches and training sessions how to work together to achieve the best possible outcome. The scratch team has to learn all of this in a competitive match environment when the pressure’s on.

Opportunities for how things could have gone better are identified in the post-match analysis – but for the scratch team there’s no next match in which to apply them.

We’ve found that the same cumulative benefits of sustained teamwork apply to education construction projects based on our panelised building system.

Retained Learning

Many aspects of delivering projects with a panelised offsite system are different from traditional construction. As with every construction project there are lessons to be learned. By keeping the team together from project to project we ensure those lessons aren’t lost.

Innovaré has established partnerships with several main contractors and architects who choose to collaborate with us to bring the benefits of offsite construction to their clients. These partners include Morgan Sindall, Osborne, B&K, Galliford Try, ISG, Wates, Tilbury Douglas and Kier.

Cumulative Benefits

Tracking the energy efficiency performance of a series of school building projects delivered with Bond Bryan architects puts some real numbers behind the benefits of partnership.

The Robert Clack Lower School achieved an impressive performance of 74.2 kWh/m2/yr. When the partnership delivered the upper school in 2019 this improved to 68.5 and then 60 kWh/m2/yr for the Lymington Fields School. Lymington Fields was delivered in April 2020 and already exceeded the energy performance specification of 65 kWh/m2/yr in the 2022 update to the DfE Output Specification.

By progressively optimising the use of offsite components there are corresponding improvements in build quality, productivity and a range of building performance measures. The design and specification processes are also streamlined as partners become more familiar with the building system.

Speed and Performance

Applying panelised offsite methods brings advantages in terms of build speed and building performance to any project. These advantages are further enhanced by adopting a partnership model over multiple projects.
