Achieving a watertight structure is a pivotal milestone in every house building project. Once this is in place internal finishes and fit-out can begin in earnest.
Weather permitting, achieving a dry structure with a traditional build can take several weeks. The milestone is usually the ‘best estimate’ and is likely to move in periods of bad weather. A week’s delay in finishing the dry structure might not just mean a week added to the schedule, and the deviation can work either way.
It might be possible to pull the timing back with overtime and by throwing more personnel at the task, but this is likely to come at a cost. It’s more likely that delays will be magnified as trades that were scheduled for the target date may have found other work and won’t be available immediately.
Of course, there’s nothing new in this. This has been more or less what’s expected for as long as people can remember. Contingencies are often built into plans to cover the uncertainty. But on a large housing project, contingencies and delays add up to a significant risk of delayed revenues.
